Regence Château in Yonne

Absolute calm and private luxurious Burgundy Regence Château

(Click for gallery)

Turnkey Regence Château with a formar moat around the 1ha courtyard. Amidst the estate of 6ha this property is highly secured, in a wooded, comfortable and calm environment. This Château used to have its towers connected, foundations should still be in place to recreate a truly Grand Château. 1 tower is partially restored and renovated, the other tower needs work. Large outbuildings containing a comfortable Gîte. The outbuildings could contain several additional Gîtes. The estate has stables, a swimming pool and a tennis court.

Specific period style finishings of this property include ornamental gates, ornamental staircase, oak parquet floors, marble ornamental chimney pieces, period style rooms, ornamental wall panels in oak.

The Château (Regence style) is situated in the countryside in the Yonne area, (Yonne, near Paris: 150km). It dates from the XVIIIth century, in a park/estate of 6ha.

Interior Impressions

The Château has a surface of approx. 900 m² (gross) in authentic style. The total roofed surface including the outbuildings is approx. 1600 m² (gross).

The interior breathes a nice combination of authentic Regence styled details and a warm Laura Ashley style, with largest part of the main building turn-key. To change into a light style, just some wall-paper and other curtains will do the trick.

Plan of the Château

The Château's layout is as follows:
- Rdc has the entrace hall, a salon with boiseries (42m2), a library, kitchen with original boiseries, toilet and large dining room (42m2).
- The 1st floor has 2 ensuites, a bedroom and a bathroom.
- The 2nd floor has an ensuite, a large room, a lingerie and 5 (bed)rooms to be converted.

Outbuildings include:
Strictly speaking the towers are currently outbuildings as they are no longer attached to the Chåteau. The West-tower has a salon with its original boiseries (former drawing room) with kitchenette, the 1st floor has 3 bedrooms with bathroom, and the second floor idem.
The large outbuildings contain the stables, an apartment (salon, 2 bedrooms, kitchen), a vaulted cellar (80m2) and void spaces. These buildings can easily contain an additional 3 apartments of 100 and 2x125m2.
The current owners bought the neighbouring house (2 levels of 300m2) with a garden of 2000m2 for reasons of being absolutely assured of the Château's privacy. This is for sale seperately.

Condition of Property

The property is recently partially renovated, needs partial refurbishing, needs partial renovation, has revised roofing, has a maintained façade, has recent electrical and plumbing works, has central heating.Call us (not just email!) for an estimation/explanation done by a Maître d'Oeuvres (Château specialist) for maintenance costs, any needed works, or even upgrading/restoring with authentic period details.

The two towers were seperated from the central part 50 years ago, see the old photographs. When the connecting pieces are rebuild, with perhaps one or two additional grand salles, there will be once again a Grand Chateau.
The moat is currently dry, but can be (re)connected to a natural water source and filled again.
This Château is very suitable to host many seperate apartments
